The city’s utility provider, JEA, is currently sifting through the service availability for this ambitious warehouse development. After all, two large buildings aren’t just going to pop up overnight! The project, spearheaded by civil engineering firm BGE Inc. of Jacksonville, showcases a conceptual site plan that includes two sizable buildings: a 96,000-square-foot Building 1 and a 162,000-square-foot Building 2. This plan also integrates a total of 12,900 square feet of office space within the project, which will add to the local economy by increasing employment opportunities.

These warehouses will sit just east of a nearly 3.8 million-square-foot industrial park that’s currently being developed by Saxum Real Estate. So, it’s clear that this area is turning into a bustling hub for business and logistics!

But that’s not all! Right next to the new warehouses, the city is also progressing on plans for an Airport Commerce Center. It’s being proposed by Flint Development LLC from Kansas, with land owned by Subema LLC of Tallahassee. Excitingly, the marketing for this site is already being handled by Newmark Phoenix Realty Group of Jacksonville, targeting an impressive total of 2.82 million square feet of warehouse and distribution space. City Council’s Support

On November 26, 2024, the Jacksonville City Council gave the green light for the rezoning request along with a significant amendment to the city’s 2045 comprehensive plan, approving the Arnold Road Planned Unit Development by a unanimous vote of 19-0. The enthusiasm surrounding this development indicates a strong desire to boost local commerce and prepare the area for future growth.

Groundbreaking and Future Opportunities

It’s anticipated that the groundbreaking for the Airport Commerce Center will take place in the third quarter of 2025.
