Block N11 Takes Shape

The first step, Block N11, is already in motion, with construction permits issued for a new building at 515 N. Pearl St. This impressive structure will boast 205 apartment units and an expansive 24,086 square feet for retail, commercial, and storage purposes. With a price tag of $45 million, the project is aimed for completion by mid-2026, which means exciting times ahead for potential residents and local businesses alike!

On to the Next: Block N4

But wait, there’s more! The city is actively reviewing a permit for horizontal development at Block N4, located at 441 W. Beaver St. Envision a striking seven-story building housing at least 281 residential units and around 19,000 square feet of commercial space, complete with a parking garage. That’s right—you won’t have to worry about finding a spot when you come to enjoy the newly spruced-up neighborhood!

Gateway Jax: A Major Investment

This ambitious Gateway Jax project, a collaboration between DLP Capital LLC and JWB Real Estate Capital, might encompass a whopping 22 acres and over 20 blocks, with an expected investment exceeding $2 billion over the next decade. Such an investment is sure to fuel economic growth and job creation in the region!

Expanding Horizons in Pearl Square

Initially, the Pearl Square project was slated to cover five blocks, but now it’s expanding to encompass ten! Construction for the next phase is on the calendar to commence in April 2025. This strategic move highlights a commitment to maintaining consistent development momentum with various new structures being launched every few months.

Incentives for Boosting Growth

Back in August 2024, the Jacksonville City Council greenlit a substantial $98.58 million incentive package aimed specifically at boosting the Pearl Square district. The package includes various grants tailored for each of the blocks involved, ensuring smooth progress and financial backing for projects like Block N4 and Block N11.

Future Buildings and Developments

But that’s not all! The Gateway Jax initiative is set to include a five-story boutique office and retail building at 331 W. Ashley St., boasting 60,000 square feet of office space and an additional 15,000 square feet for ground-floor retail options. Next up is Block N9, where a warehouse for this new office project will be located.

A Vision for Community

Additionally, plans are underway for a mixed-use development at the former NoCo Center, complete with residential units and a grocery store. All of these efforts aim for a remarkable annual economic impact of $750 million upon completion, not to mention the expected addition of over 1,000 new residential units and 100,000 square feet of retail space in the Pearl Street District.
