Jacksonville is set to welcome a new Whole Foods Market as part of the One Riverside development on the Downtown Northbank. The grocery store is currently undergoing permit review for its tenant build-out at 1 Riverside Avenue and will occupy a 38,300-square-foot space identified as Building 1000. The estimated cost for developing the store is approximately $7.5 million.

The shell building, which was permitted on October 23, 2024, cost nearly $1.21 million to construct. Young Contracting/SE Inc. from Atlanta is the contractor responsible for the shell building. Additional work involving plumbing, electrical, fire system, and mechanical permits has been ongoing since February, with these improvements costing an additional $1.156 million.

Whole Foods Market will lease and manage the grocery store, which is designed to cater to a variety of shopping needs. The store will include sections for meat, produce, seafood, bakery, grocery, prepared foods, body care, and specialty items. There are also plans to feature customer seating areas for in-store dining, enhancing the shopping experience for visitors.

RCC Associates from Deerfield Beach is tasked with the tenant build-out, while John Paul Frank from BRR Architecture Inc. in Overland Park, Kansas, handles the architectural design. Codes-ABC Inc. from Orange Park serves as the private provider for code compliance, ensuring that the project adheres to local building regulations.

One Riverside is a significant development project designed to rejuvenate a previously underutilized area of downtown Jacksonville. The site, which spans 18.8 acres, formerly served as the campus for The Florida Times-Union newspaper, which moved in April 2019 after operating there since 1967.

Fuqua Development of Atlanta oversees the One Riverside project, which includes the Whole Foods Market as well as an additional retail building slated for leasing. The construction of Building 200, an 8,000-square-foot space for at least three tenants, is already underway after a permit was issued in October 2024 at a cost of $1.207 million.

In addition to Whole Foods Market, there is also a proposed 2,104-square-foot fitness studio named Solidcore intended for Suite 215, with an estimated build-out cost of $300,000. Metric Building Group of Miami is the contractor for this project, with architectural services provided by DxU Architecture from Chicago.

Fuqua Development acquired the One Riverside site for $25 million in February 2022 and has since sold portions of the land for various developments. TriBridge Residential LLC purchased 4.3 acres for apartment projects at a price of $15.5 million, while 4.95 acres were sold to the city for park restoration efforts.

To support the construction and development of One Riverside, the Jacksonville City Council approved an incentive package worth $31.59 million in November 2021. The entire project is projected to cost $250 million and aims to enhance the vibrancy of downtown Jacksonville.

As these developments unfold, the new Whole Foods Market is expected to become a key attraction for both local residents and visitors, providing a fresh grocery option in an exciting urban environment.
