This prime location is just one mile west of Blanding Boulevard and Interstate 295, and it lies to the north of Argyle Forest Boulevard.

The seller of these properties is the Dechomai Foundation of Jacksonville, which has been actively involved in supporting charitable organizations through its donor-advised fund since its establishment in 2003. The Dechomai Foundation operated through the Dechomai Asset Trust Number Nine LLC for this sale. The buyer, Wasa Properties, is a New York City-based company known for revitalizing distressed properties across the Northeast, Southeast, and Southwest United States through its managing entity, Avicx Youngerman LLC.

The warehouses, built in 1988, consist of two distinct buildings: the 6600 Youngerman Circle facility, which spans 44,712 square feet, and the 8601 Youngerman Circle building, which offers 51,600 square feet of usable space. Both facilities feature 14-foot ceilings and grade-level loading access, making them ideal for a variety of purposes. The spaces are being marketed specifically for manufacturing, warehousing, and e-commerce businesses, capitalizing on the growing demand for logistics and distribution capabilities.

This recent sale marks a significant appreciation in property value, as the warehouses were last sold in 2002 for $5.5 million.
