Big Plans for a Big Space

With an estimated price tag of over $12.4 million for construction, Park 295 Landing is not just a small venture. Hazel Street Capital, now operating under the name Hazel Street Industrial, made a savvy move by purchasing approximately 7.58 acres of land at 2555 Ignition Drive for $1.743 million on November 1 of last year. This prime piece of real estate is perfectly positioned near essential traffic arteries including Interstate 295, JaxPort, and Jacksonville International Airport.

A Smooth Transition

The property initially belonged to Northpoint Development LLC, a company based in Kansas City, Missouri. However, Hazel Street Capital’s acquisition is bolstered by their partnership with Faropoint, a well-regarded real estate investment manager out of Hoboken, New Jersey. The transition is designed for efficiency, with a site-clearing permit previously issued on October 31 for preparing the land, thus paving the way for the final building at the 175-acre Park 295 Industrial Park.

The Builders Behind the Project

In charge of the construction will be ARCO Design/Build, which has also been awarded the subsequent land clearing contract for approximately $3.64 million. The project will be supported by BGE Inc. from Jacksonville serving as the civil engineer and landscape architect, while ECS Florida LLC will take on the role of environmental consultant and geotechnical engineer.

Future Tenants Await

The vision for the Park 295 project, originally developed by NorthPoint Development, encompasses a total of five buildings that add up to roughly 1.7 million square feet of industrial space, with four of those buildings already completed and leased. The new warehouse, Park 295 Landing, is designed with flexibility in mind: it can house four tenants each having 25,000 square feet or two tenants at 50,000 square feet each. Each unit will come furnished with around 1,300 square feet of office space, plus essential tenant upgrades like paint and lighting to give it that polished finish.

There’s a lot of buzz surrounding Jacksonville’s industrial market—particularly for small-bay warehouse space. Demand has skyrocketed, which is reflected in the city’s standing as the second tightest market for small-bay properties in the entire United States.
