Visual Comfort & Co., renowned for its designer lighting, will be building out its 4,000-square-foot space at 4907 Big Island Drive, with the city currently reviewing a permit application for improvement costs estimated at $350,000.
Visual Comfort & Co. has solidified its presence in Florida, with existing showrooms in Coral Gables, Miami, Naples, and Tampa, and plans to open another location in West Palm Beach. The company operates over 60 showrooms across the United States and the United Kingdom, indicating a robust expansion strategy. Meanwhile, Belamo, a patio furniture brand with Dutch and Belgian origins, is progressing with a build-out permit for a 4,900-square-foot space at a project cost of $50,000. Belamo currently has showrooms located in Aventura, Boca Raton, Fort Lauderdale, and Naples.
In addition to Visual Comfort & Co. and Belamo, Ashco announced the arrival of Zubi’s Diamonds and Fine Jewelers, which will establish its second location in Jacksonville following its original store in Gainesville. As of January, the construction of the Outparcels at Town Center II was gaining momentum, with the city issuing a permit for Florida Nova LLC to build a substantial 16,063-square-foot shell structure at a cost of $2 million. This development includes a first floor of 14,063 square feet and an additional 2,000 square feet on the second floor.
Construction and Completion Details
The construction is taking place on a 1.02-acre site, and tenant build-outs will be managed under separate permits. Progress for Visual Comfort & Co. is confirmed, as reported by Ashco, which stated that it is currently in the permit review phase. Other tenants, such as Belamo and Zubi’s Diamonds, are also advancing with their respective plans according to schedule.
In terms of layout, Town Center II was designed to encompass a total of 16,400 square feet, with marquee tower spaces between 3,000 and 6,000 square feet still available. Also of note, Ashco has indicated that additional tenants are under consideration for future leases, though these have not yet been finalized.
Previous Developments and Current Status
Previously, in August 2023, Ashco announced a significant redevelopment by acquiring a closed Wendy’s restaurant in February 2023 to make way for the new Town Center II. Currently, Phase I of the center, located at 4853 Big Island Drive, is fully leased to a diverse range of tenants, including Modani Furniture, Elase Med Spa, Mayday Ice Cream, DOS Coffee, and Talkin’ Tacos. Ashco reported that the Town Center II development is 70% leased, with remaining spaces ranging from 1,200 to 7,200 square feet available for potential tenants.
Looking Ahead
As construction progresses, the modern glass design of the new building sets a contemporary tone for the area. Ashco anticipates that the entire Town Center II structure will be completed by January 2026, paving the way for a new retail experience in Jacksonville.
