The growth in Jacksonville is part of a larger trend, with the South region of the United States experiencing the highest average population growth of all regions. From July 2023 to July 2024, larger cities like Jacksonville showed faster growth and larger population gains compared to previous years. Notably, Jacksonville is now recognized as the 10th most populous city in the country.

Between July 2022 and July 2023, Jacksonville welcomed approximately 14,000 new residents. This surge in population can be attributed to a robust job market and continuous economic expansion throughout the Jacksonville metropolitan area. Local real estate developments are rapidly increasing to accommodate the influx of residents, with new apartment buildings under construction to meet growing demand.

Amid this growth, experts have raised concerns about the city’s infrastructure and its ability to keep pace with the rising population. In addition to residential developments, the overall U.S. housing stock has increased by about 1.4 million units, resulting in a total of 146.8 million housing units nationwide. California, Texas, and Florida lead the nation in the highest number of housing units added.

Jacksonville’s economic landscape also plays a crucial role in its growth. The local aviation sector is pivotal, with new airlines launching routes anticipated to boost the city’s tourism. A newly established hypersonic aircraft testing facility at Cecil Airport is expected to create 100 high-paying tech jobs, further enhancing Jacksonville’s workforce.

In recent years, Jacksonville’s labor force has grown by 3.8%, adding over 32,000 new workers to the economy. Private sector employment has shown positive trends as well, with a growth of 1.5% through November 2024, resulting in the addition of 10,600 jobs.
