Resolution 2025-0003 brings about a Large-Scale Future Land Use Map Amendment, which shifts the current land use designation from Multi-Use and Community/General Commercial to Residential Professional Institutional. Meanwhile, Resolution 2025-0004 covers the rezoning of the property, putting everything in place for the new developments to commence.

The project is set to sprawl across a total of 71.76 acres, comprising both developed and undeveloped land. This prime spot is strategically located at the intersection of Interstate 95 and Baymeadows Road. The land’s zoning is shifting away from the previously approved Planned Unit Developments from 1974, 1996, and 2001, now being updated to a new Planned Unit Development (PUD). A key highlight of this exciting project is Prominence Parkway, which runs through the center of the parcels, while Dix Ellis Trail and I-95 mark the eastern boundary, providing easy access for commuters.

The Land Use and Zoning Committee had already given the thumbs up with a previous vote of 7-0 in support of the idea on February 19.
