EverRange is anticipated to open its first neighborhoods in 2026, with approximately 1,500 homes planned for the initial phase.

The EverRange community will prioritize green living, with half of the reclaimed land dedicated to green spaces, shaded trails, and the preservation of native Florida foliage. The development seeks to blend convenience with an inviting atmosphere, catering to diverse homebuyers.

Amenities and Community Features

One of the standout features of EverRange will be “The Station,” a walkable town center that is expected to host a variety of shops and services for residents. In addition, another amenity hub known as “The Grove” will include recreational facilities such as a resort-style pool, splash pad, playground, pickleball courts, and even a fishing pond. Other amenities will include a dog park, food truck area, and an indoor welcome center, all designed to foster a vibrant community atmosphere.

An extensive trail network will connect various neighborhoods and offer pathways that are friendly to electric vehicles, further enhancing accessibility and promoting eco-friendly living options.

Variety of Housing Options

The initial phase of the EverRange development will consist of six distinct communities: The Ridge, Regency, Mariposa, Sagebrush, Monterra, and Saddletree. Of particular note, the Regency community will cater specifically to the 55+ demographic and will be developed by Toll Brothers. The Ridge will offer townhomes created by Dream Finders Homes. Other home styles are expected to capture a broad range of prices to accommodate different buyers.

Educational Institutions and Community Build-Out

Residents of EverRange will have access to several local educational institutions, including Bartram Springs Elementary, Twin Lakes Academy, and Atlantic Coast High School, allowing families with children to settle comfortably in the area.

The financial investment in this ambitious project is significant. According to reports, the estimated site improvement costs for The Grove stand at approximately $23.94 million as of August 15, 2025. Initial construction activities began earlier this year when a site clearing permit for a $16 million lakeside pavilion was issued on May 1. Carlton Construction Inc. will oversee the construction of this 12.72-acre project.

Property Ownership and Development History

The EverRange site has an interesting history; it is owned by the Davis family, known for founding Winn-Dixie Stores Inc. Recently, the property ownership transitioned from Big Creek Timber LLC to EVRDEV LLC in March 2023, paving the way for the current development plans.

Long-term projections for EverRange include a total of 1,305 residences, comprising 1,011 single-family lots and 294 rental units. Additionally, a commercial-retail area covering 27 acres is planned for the southern end of the property, providing further amenities for residents and the surrounding community.

The development plans also aim to connect seamlessly with eTown’s Town Center, known as “The Exchange.” Construction on the neighborhoods is not expected to begin until the second half of 2025, but the ongoing planning stages signal promising growth for the region.
