Atlantic Beach, Florida – An oceanfront property in Atlantic Beach has set a new sales record after being purchased for $15.5 million on July 1, 2025. This remarkable sale comes just a year and a half after the previous record for the area, which was set at $9.3 million for a property on Beach Avenue in October 2023.

The property, located at 1725 Beach Ave., includes a main house and a separate guest suite situated at 1726 Beach Ave. Together, they cover a combined area of 0.63 acres, with the main house alone encompassing 7,179 square feet. Constructed in 2022, the main living space features six bedrooms, five bathrooms, and one half-bath, making it ideal for luxurious coastal living. Interior highlights include a wet bar and a wine cellar, while the exterior is enhanced by a heated saltwater pool and spa.

The guest suite, which is a studio-style space complete with one bathroom, occupies 520 square feet on a separate 0.08-acre lot. This suite adds additional versatility for guests or potential rental income. The property was previously sold in 2018 for $3.33 million before renovations and additions were completed.

Representing a significant milestone for property sales in Atlantic Beach, this transaction involved Mark A. and Meredith C. Frisch as the sellers and Christopher M. Bauer, a trustee of Coopurr Industries Trust, as the buyer. The sale price of $15.5 million is equivalent to approximately $2,053 per square foot and was finalized at about 18.4% less than the original asking price of $19 million in June 2025.

Mark Frisch, who has made a name for himself as the executive vice president of Beaver Street Fisheries and Sea Best Seafood Corp., formerly owned the Jacksonville Armada FC, adding a layer of local celebrity to the sale. On the other hand, Christopher M. Bauer is an established attorney with Fisher, Tousey, Leas & Ball, demonstrating the caliber of buyers that Atlantic Beach is attracting.

For context, the Northeast Florida record for residential real estate transactions remains with an oceanfront property that sold for $22 million in January 2024 at 349 Ponte Vedra Blvd. Recent property sales within Atlantic Beach reflect a growing trend in luxury real estate; notable past transactions include a historic home for $8.13 million in June 2024 and another property for $8 million in March 2023. These figures indicate that interest in high-value coastal properties is on the rise.

Commonly referred to as “The Fish House”, the property is recognized for its architectural significance and high-end amenities, making it a prime example of luxury living in Florida’s coastal regions. As the market continues to evolve, it will be interesting to see if this sale will prompt further record-breaking transactions in the area.
