The unanimous decision was made during a board meeting on August 7, signifying a significant advancement in developing this expansive industrial park.

The easement not only allows Flint Development access to the JAA property but also opens the door for other parties that may wish to develop on adjacent land. Importantly, while the easement grants access to Flint, the JAA retains rights to use the land and grant further access to other developers.

The planned Airport Commerce Center site covers approximately 316 acres, strategically located west of Interstate 95, near Pecan Park Road, and south of Gold Star Family Parkway. The property is currently owned by Subema LLC, based in Tallahassee, which is also overseeing various aspects of the project, including an environmental resources application with the St. Johns River Water Management District for mass clearing and grading.

Support for the Airport Commerce Center extends beyond the JAA board’s decision. In November 2024, the Jacksonville City Council voted 19-0 in favor of the required rezoning and large-scale land use amendment for the property. This rezoning transformed the land’s classification from Public Building and Facilities and Industrial Light to Planned Unit Development for light industrial use. Additionally, the land use designation shifted from Agriculture and Public Buildings and Facilities to Light Industrial over about 229 acres.

As the project takes shape, Flint Development is actively pre-leasing space within the Airport Commerce Center. Plans include the construction of seven buildings that will total around 2.3 million square feet. The size of individual buildings will range significantly, from approximately 141,960 square feet to about 1,019,520 square feet, catering to a variety of industrial needs.

In preparation for the anticipated construction, the civil engineering work for the project is being handled by England-Thims & Miller Inc., while environmental consulting is being provided by Peacock Consulting Group LLC. The planned construction is expected to begin in the third quarter of 2025, which aligns with the ongoing assessments and preparations for infrastructure and utilities service.

As part of the development process, the Jacksonville Electric Authority (JEA) is currently reviewing a service availability request linked to the Airport Commerce Center, ensuring the necessary utilities will be available to support future tenants and operations.
