Construction site of Jacksonville marina with boats and waterfront.

News Summary

Jacksonville is advancing its marina infrastructure with two major projects aimed at enhancing the city’s waterfront appeal. The Hans G. Tanzler Jr. Marina is set to receive significant upgrades, including facilities for boats and a water taxi landing. Concurrently, the Jacksonville Shipyards are undergoing transformations with a floating dock marina planned, promoting both local tourism and improved public amenities. The Jacksonville City Council has also approved substantial funding to support these developments, aiming to bolster the city’s recreational opportunities and infrastructure.

Jacksonville is set to see significant advancements in its marina infrastructure, with two major development projects underway to enhance the city’s waterfront appeal. The Hans G. Tanzler Jr. Marina has received a $1 million permit for site work that began on September 3, 2023, aiming for the completion of this project by 2025.

The newly designed marina will have the capacity to accommodate approximately 50 boats and will feature an array of facilities including a designated water taxi landing, a fuel dock, a pump-out station, and a marina office that will house restrooms and showers for visitors. A $12 million construction permit is currently under review, with a final decision expected on September 26, 2025. The project is being managed by Pond and Company, ensuring the development aligns with the city’s infrastructure needs.

In conjunction with the Tanzler Marina, the Jacksonville Shipyards are also undergoing transformation. A separate $2 million permit, issued on September 9, will facilitate the demolition of existing structures at the Shipyards marina. This initiative is in preparation for a new floating dock marina located on the Downtown Northbank of the St. Johns River, which is being developed by Shipyards Hotel Jacksonville LLC, owned by Iguana Investments Florida LLC, a company headed by Shad Khan, owner of the Jacksonville Jaguars.

The new design at the Shipyards will include a floating dock marina complete with 78 slips that can accommodate vessels ranging from 30 to 55 feet, with some piers engineered to support vessels up to 400 feet in length. The project will incorporate amenities such as maintenance dredging, floating concrete docks, and utilities including shore power, fuel, potable water, sewage pump out, and fire protection systems. Additionally, the new marina design will feature two water taxi slips, facilitating easier access to and from the waterway.

Ongoing construction at the Jacksonville Shipyards also includes the construction of the Four Seasons Hotel & Residences, part of a broader vision for the area. Key completion dates have been established for various projects, such as the anticipated completion of One Shipyards Place headquarters by early 2026 and the Four Seasons Hotel project, also set for completion in 2026. Furthermore, a substantial $1.4 billion renovation for EverBank Stadium is slated for completion by 2028, further enhancing Jacksonville’s recreational and entertainment capacities.

The Jacksonville City Council has made strides in supporting these developments by approving a $129.75 million incentives deal in January 2023. This agreement facilitates the redevelopment of the hotel, condominiums, and office buildings in the vicinity. The arrangement includes public funding for essential components such as the public marina, a marina support building, an event lawn, and enhancements to the Riverwalk, all of which are designed to complement the luxurious hotel and residential offerings within the area.

As Jacksonville progresses with these ambitious waterfront projects, the city aims to bolster its standing as a desirable location for boaters and visitors. The developments not only promise to enhance local tourism and recreation opportunities but also signify an important commitment to improving public amenities and waterfront access for residents and visitors alike.
