Jacksonville – Dream Finders Homes is advancing plans for the development of 204 townhomes at the Prominence Office Park, located at the intersection of southwest Baymeadows Road and Interstate 95 in South Jacksonville. The project, named Prominence Park, will span 32.52 acres bordered by Prominence Parkway, Dix Ellis Trail, and Freedom Crossing trails.

Dream Finders Homes LLC, through a subsidiary DFH Prominence LP, acquired the Prominence Office Park for $22 million in June 2024. The Office Park encompasses 15 parcels, which include seven office buildings constructed between 1988 and 1998, boasting a total office space of 754,691 square feet.

Currently, the city utility company, JEA, is evaluating a request that will determine the service availability for the townhome development. This step is part of the project exploration phase, as there is no finalized agreement at this stage. The civil engineering firm England-Thims & Miller Inc. from Jacksonville has been assigned to manage the development’s civil works.

The conceptual site plan, dated August 27, 2025, indicates that the townhome project will be positioned as Parcel A within a previously drafted plan. In addition to the planning for townhomes, a permit for the demolition of Building 300, a three-story structure built in 1998, was also under city review but has since expired. Initial plans involved demolishing Building 300 followed by Buildings 700 and 500, while Southeastern Grocers, currently headquartered in Building 200, is set to relocate due to expiring lease terms.

As of September 2, the Duval County Public Schools board took steps to negotiate the sale of the central administration building while seeking to purchase the Southeastern Grocers offices situated in Baymeadows. Furthermore, on February 25, 2025, the Jacksonville City Council endorsed legislation for infill development, clearing the way for the construction of up to 1,435 multifamily units across 71.76 acres within the Prominence Office Park.

The Prominence Office Park’s asset acquisition was executed through a transaction with Crocker Partners V Freedom LLC. The overall expanse includes approximately 68 acres of which around 51.55 acres is occupied by existing buildings, 6.65 acres are designated as vacant commercial land, 5.71 acres serve as parking lots, while 4.14 acres consist of wasteland and right of way.

As of August 2024, various tenants inhabit the Office Park, including Southeastern Grocers, Olympus Insurance, Digital Risk, Solera, and AutoPoint, with reports indicating the property was approximately 50% leased when it was put up for sale in February 2024. This highlights a trend in the Baymeadows area, which has experienced the addition of over 5,000 new apartment units in the last five years, thereby creating prospects for value enhancement through property redevelopment.

Concerns have been raised by city officials regarding the potential relocation of the DCPS headquarters from downtown to a suburban setting, citing implications for accessibility for families. In response, Mayor Donna Deegan and members of the City Council have emphasized the importance of retaining the district’s headquarters in the downtown area to bolster revitalization efforts.
