Jacksonville – Construction is well underway for The Grove, a recreational complex that is a key feature of the master-planned EverRange community in South Jacksonville. The site, spanning more than 1,000 acres, is largely permitted for development, and as of August 15, the total site improvement costs have reached nearly $23.94 million, encompassing essential infrastructure such as plumbing and sprinkler system permits.
Work commenced on May 1 with the issuance of a permit for site-clearing, initiating the construction of a lakeside pavilion with a project cost of $16 million. Carlton Construction Inc. of Fleming Island is the contractor managing the progress of this 12.72-acre project located at 12858 Ever Range Parkway.
Since the beginning of construction, several key permits have been secured to further the development of The Grove, with notable costs including:
- May 20: Installation of a splash pad interactive water feature by Crown Pools Inc. costing $462,369.
- June 4: Site clearing for the welcome center at a cost of $2.3 million, also managed by Carlton Construction.
- August 15: Construction of the 3,792-square-foot welcome center, maintaining the cost of $2.3 million.
- August 15: Development of a 3,993-square-foot pavilion featuring a grand parlor, covered patio, and event lanai totaling $1.6 million.
- August 15: Pool construction by Crown Pools with a reported cost of $1.21 million.
The comprehensive site plan for The Grove will include a welcome center, lakeside pavilion, expansive lawn, pool, splash pad, dog park, and eight pickleball courts. Additional amenities will consist of playground equipment, shade structures for the dog park, fencing,, and monument signs that contribute to the overall aesthetic.
A trail network and several ponds are also integrated into the EverRange design, enhancing outdoor recreational opportunities for residents. The civil engineering aspects of the project are being overseen by Prosser Prime AE.
The EverRange community is being developed by The PARC Group, with plans to open model homes in spring 2026. The community will ultimately feature approximately 1,500 homes characterized by a “charming rustic modern ambience.” However, construction on the residential neighborhoods is not expected to start until the second half of 2025, leading to initial openings in 2026.
Among the residential offerings, Toll Brothers will develop a 55+ active adult neighborhood, while Dream Finders Homes will focus on a townhouse neighborhood. The site, which was rezoned to Planned Unit Development by Big Creek Timber LLC in February 2023, allocates a significant portion of land for conservation purposes.
The EverRange community will stretch north to south along Philips Highway, connecting with Nocatee Parkway and Race Track Road, creating a convenient location for future residents. Plans also include eventual connectivity to The Exchange at eTown retail center, enhancing the overall attractiveness of this new living space.
The master site plan outlines not only the residential elements but also commercial developments that include 1,011 single-family lots and retail areas, establishing EverRange as a comprehensive community. The PARC Group comes with a proven track record in community development, previously having developed well-known locales like eTown and Nocatee, which positions EverRange as a promising future residential setting in Jacksonville.
