The Jacksonville City Council approved a demolition permit on July 18 for Elfrink Custom Construction Inc. to clear existing buildings on the site in preparation for a stand-alone Chipotle. This demolition project is expected to cost approximately $60,000 and will take place across 3.8 acres of the 4.5-acre property. Once the demolition is complete, Chipotle will occupy less than an acre of the development.

Pursuit Development LLC, based in Albany, Georgia, is spearheading this project. On June 23, the firm purchased 3.52 acres for $2.325 million and an adjoining 0.92-acre parcel for $850,000 through their subsidiary, PD St. Cloud LLC. The overall site plan includes three parcels:

  • Parcel 1: Designated for Dutch Bros Coffee
  • Parcel 2: Designated for Chipotle
  • Parcel 3: A 2.9-acre space earmarked for a future side-by-side 2,450-square-foot restaurant and 3,750-square-foot commercial space, which is available for sale, lease, or build-to-suit options.

The city has also granted permits to construct a 2,355-square-foot Chipotle building at an estimated cost of $500,000, with an additional build-out cost of $300,000. Furthermore, a permit application is currently under review for a 986-square-foot Dutch Bros Coffee drive-thru and walk-up kiosk, projected to cost about $550,000.

The address for this new development is 7952 Normandy Blvd., conveniently situated near Southwest Interstate 295. With the demolition and construction slated to enhance this section of Jacksonville, local residents can look forward to more dining choices in the area.
